Management Services Inc.
A: We are based in Manhattan, NY., and
we provide comprehensive real estate,
financial and insurance services to clients

initiative undertaken by GFI?
A: Voyager was already our management
system prior to January 2013. We decided
in January 2013 to leverage the platform
by adding new products. One of those
products is RENTCafé™ which we use to
market our properties and provide online
Q: What improvements in your
marketing have you seen?
A: We execute marketing and resident
services much more efficiently with
RENTCafé. For example, marketing our
available units with RENTCafé saves 75%
of the time I previously spent updating
property information for every Internet
Listing Service that we use. RENTCafé
ensures that availability and pricing
information is accurate across all online
media. Human error is eliminated because
the information comes straight from
Yardi Voyager. This complete integration
promotes consistent branding across our
portfolio, and needing only one login
makes updating each ILS fast and efficient.
Q: Have you seen similar enhancements
to your resident services?
A: Definitely. The RENTCafé resident
portal has provided significant advantages
to our business. For example, the fact
that we now offer recurring and one-time online rent payments reduced our
collection delinquencies in one region by
4.9% over the previous month. Also, the
email and social media tools in RENTCafé
helped increase resident participation in
online payments by 28%. RENTCafé also
makes it easy for residents to submit work
orders online. In effect, we now have a
Q: Have you made other new technology
A: Yes. We implemented several products
from the Yardi Multifamily Suite™ to
streamline other aspects of our business.
Yardi PopCard™ increased our first-contacts capture by 176% and made source
tracking and follow-up easier. One month
after adopting Yardi RENTmaximizer™
at select communities, we saw effective
rent growth because our unit pricing
was competitive with the market. And,
the Walk-in Payment System (WIPS™)
option with Yardi Payment Processing™
is convenient for staff and residents
and further reduced delinquencies. We
are also implementing Resident Shield
renters insurance and expanding the
RENTmaximizer platform to additional
assets to measure expected rent growth.
Voyager 7S is also on our schedule for
future deployments this year to provide
enhanced features with a robust user
experience and greater efficiency to serve
